With our extensive range of databases and contacts, we provide strategic advice to a number of large national and international companies, through to local individuals and companies on both freehold and leasehold disposals and acquisitions throughout the UK. Whether it be a small town centre shop, through to a multi million pound development scheme, our attention to detail and market knowledge remain the same.
It is now a statutory requirement for properties which are being marketed, to have their own Energy Performance Certificate (EPC’s) – This is a service we are able to offer to prospective clients as part of our general agency service.
Case Study – Hooton Road, Willaston
Lamb and Swift Commercial were instructed to prepare a pre-disposal valuation on the premises in accordance with the Charities Act 2011.
We undertook this by inspecting the property and preparing the report, considering locational, property and market specific factors, as well as alternative uses which in this case far outweighed the existing value as a club premises. Following reporting to the Royal British Legion, we were then instructed to place the property on the open market, whereby we carried out 4 open viewings over a 6 week period, closing off marketing with informal best bids.
We ultimately secured a sale for the Royal British Legion at a value three times the value of it as a club premises.
Case Study – Patricroft United Reformed Church
In February 2022, Lamb & Swift disposed of Patricroft United Reformed Church in Eccles. This property was a substantial premises extending to 9,319 sq ft (0.6 acre site), with parking. This property was marketed on behalf of our retained client, The United Reformed Church and was sold by way of informal tender, for £530,000. We witnessed a high level of interest in this property, given its location, size and redevelopment potential.
We continue to act on behalf of The URC in undertaking Section 119 valuations and disposals.
